Supporting the need for quality affordable housing in Oregon’s Klamath Basin, Mountainview Townhomes introduces a community of 72 residences to the growing southeast area of Klamath Falls. Leading an integrated approach, Otak provided land-use planning and landscape architecture, along with architecture, interior design, and engineering, to deliver resident-focused housing responsive to the scale and character of the surrounding community.
Designing a Resident-Focused Community that Adds Long-Term Affordable Housing
The eight-acre site supports a mix of energy-efficient one-, two-, and three-bedroom townhomes and a community clubhouse in a walkable, family-friendly neighborhood. Following Oregon Housing and Community Services (OHCS) standards, the design maximizes available space without exceeding size and density constraints. The resulting clean, modern design features bold exterior colors that complement and reflect the surrounding area’s development. Internal streets and pedestrian paths connect residents to shared amenities, including a community garden, playground, expansive sports field, and the clubhouse. In addition to resident services, the clubhouse offers a welcoming gathering space with vaulted ceiling and glazed overhead doors which open to a covered patio. Infrastructure improvements, including stormwater management, parking, security features, and public and private utility extensions, ensure the project’s long-term functionality and resilience.
